The views from the plots are breathtaking (around 270 degrees) and take in the entire Albaida valley and overlook bellus Lake.

Situation
Although sited in unspoilt positions in the countryside, the properties are sited close to amenities with the main village/small town of LOlloria no more than a 5min drive away (about 3km). Access to the houses is excellent with new concrete road right to the entrance of plots.
The properties are situated in the most private positions within their plots and will be oriented to best enjoy the sun. It is our intention to preserve as many of the existing plants and trees currently found upon the land as possible, only affecting that which interferes with the building of the houses or any necessary landscaping.

MEMORANDUM OF QUALITIES
Foundation and Structure:
To be of reinforced concrete HA-25 complying with EHE. Control of concrete and steel to be carried out by a homologated laboratory. Construction control by independent technical office.
Roof:
Roof to be of aged look Arabic tiles on support of bardos mounted upon apex walls with ventilation and glass fibre insulation.
Enclosure and interior walls:
Double exterior wall with separating airspace (cavity wall), incorporating expanded polystyrene insulation. Interior walls to be of double cavity 7 cm ceramic brick.
Exterior finish:
Lower level of exterior walls to be finished in aged look facing brick, upper level to be rendered and painted with impermeable paint.
Tiles:
Floors to be of 1st quality 40mm x 40mm rustic tiles (imitation terracotta) with open joint finish and 8cm high skirting / kick, a frieze / border will be worked in to the living room floor. Kitchens and bathrooms to be finished in large format 1st quality tiles and will incorporate a decorative frieze / border. 1st quality non slip tiles will be used in all exterior areas.

Interior finishes:
Walls to be smooth rendered and painted with smooth plastic paint.
Interior carpentry:
Oak finished provincial style doors throughout the house, with a reinforced security front door.
Plain oak finished sliding doors on cupboards, interiors to be lined with melamine.
Kitchen:
Upper and lower fitted cupboards with solid oak provincial style doors, upper cupboards to incorporate lower moulding to conceal lighting and upper cornice. Work surfaces to be in national granite with double leading edge kicks on lower cupboards to be in the same granite. Decorative extractor hood, self cleaning oven, vitroceramic hob, dishwasher and polyester kitchen sink.
Sanitary-ware and taps:
Bathroom suits to be Meridian Blanco by the Manufacturer ROCA, incorporating monomando (single-handle) taps. All sanitaryware to have independent stop valve / water shut off.

Grounds:
Where no building work or landscaping is undertaken the developer will make every attempt to leave the plots undisturbed, respecting the existing plants and trees. Once building has been finished all building material and refuse will be removed from site.

Swimming pool: Negotiable in the price
To measure 8m by 4m and to be finished in blue and white gresite mosaic tiles. Curved roman steps will be standard and a stone or stone effect crown / surround of some 50cm will be included. A full filtration system will be installed and will include, sand filter, pump, skimmers, bottom sump and plug in point for bottom cleaner.

Accessories:

Guarantee:
The properties come with the Seguro decenal (or 10 year insurance) which is similar to the NHBC 10 year guarantee. The build is controlled by independent engineers, who make sure that the construction is carried out to specified standards and on ascertaining all is as it should be, provide the guarantee.
In the unlikely event of any imperfections in finishes, the builder will be available to take note of snags and will subsequently proceed to make good where required.

Way of payment
Payment for the properties will be in stages.
The payments will be made in the following way
When foundations are laid and concrete substructure is built (20% of total price)
When the roof is put on and the buildings structure is enclosed (20% of total price)
Upon finishing the installations (plumbing, electrics etc) of services and finishes (tiling rendering etc) (20% of total price)
On finishing the building and obtaining all of the documentation and the conveyance of the finished property in public deed the remaining amount (40% of the total price)

Olleria in depth
Olleria, a town of over 7.000 inhabitants, is situated to the south of Serra Grossa, between two ravines called Foia de Port and La Freira. Its principle crops are grapes, olives, almonds and summer fruits. Thanks to its irrigation system, other vegetables are also grown.
In essence it is an industrial town, with the glass and plastic industries at the forefront.
Other traditional industries such as wood manufacture, pottery, furniture, bamboo and rattan production and the firework industry, complete the industrial scene.
One can try the famous local dish Arros al Forn (baked rice) in any of the different restaurants down town.

The Santa Maria Magdalena church is the parish church and is constructed on top of the old mosque; Its gothic floor plan was built towards the 15 th century and was only completed in the 16 th century. The Dominics de Nostra Senyora de Loreto convent has a total of 12 chapels and is baroque in style. It was built in 1579 and worthy of mention are its indoor paintings and the mediaeval image of the patron saint. The Caputxins convent dates back to 1601 and houses the glassmuseum.

Another convent, the Agustines Descalces convent was founded in 1611. The fair in October and the Moors and Christians fiesta at the beginning of September are well worth seeing.
The parish church of Olleria is named after Santa Maria Magdalena. She has been the town's patron saint since the 17 th century.

Until 1970, the 22 nd of July fiesta was the main Olleria fiesta, but due to circumstances, this fiesta was gradually lost until it finally disappeared. Since 1996 though, it is slowly making a comeback thanks to the Olleriens.

El Ball dels locos (The mad men's dance), this is an old dance which has also been recovered from the past, and consists of quite an elaborate dance sequence with several figures, which always ends up with a human tower made up of the dancers themselves. It is crowned with the figuereta, one of the dancers, right at the top.

Murta del Convento de los Capuchinos, there is an abundance of myrtle (murta) in the convent grounds, which has been transformed into a garden which is watered by a pool. This plant species usually grows as a bush, however in this particular case, it has grown into a fully fledged tree with various trunks. This century old myrtle (tree) partially dried up in 1995 because of a lack of water. The problem was solved by installing a rain-water collection system using the convent
roof which now also supplies the pool.

Sant Nicolau cave, this is a splendid cave with open underground passages with limestone walls. This refuge was used from Palaeolithic times right up to the Muslim era. There are archaeological finds from 16.000 BC to the 12 th and 13 th century.
